Once the owner approves any maintenance work, the payment to the vendor can be adjusted from his rent if its a tenanted property.
If its a vacant property and we don't have rent, he will need to transfer the whole amount including the 10% coordination fee to us. The details will be mentioned in the email sent to him for quote approval.
In case he wants to pay in parts, 50% now and 50% later etc, please tell him that is not possible. We can ONLY start the work once we have received the full amount. However, we will not pay the vendor the final amount until the quality check is done, and the owner confirms he is happy after checking the after-work pictures.
