Understand why the owner is asking for this.
Sometimes owners will ask for this if they feel the rent is below market.
Explain the same to the tenants and that they are at an advantage as they are paying below market for now, and are postponing their expenses to later.
If they don't agree, negotiate and see the best you can do.
