Tenant:


1. When will I receive my deposit?

A) Within 3 working days from the day you approve the quotation and provide the utility bill details.

NA)  If tenant approved the quotation add a tracker to accounts team to refund the tenants deposit.

2. What are the charges for painting and cleaning.

A) 

3. I have done all the works, hence release my deposit amount?

A) We will arrange a for quality check and update you on the deposit amount.

NA) Talk to maintenance team and arrange for the quality check. Once the quality check is done talk to accounts and arrange for the refund.

4. My vendor told only single quote paint is sufficient but you are charging for double quote why?

A) 

5.  You have sent a wrong quote, all this issues were reported in your move-in form, verify and resend the quote?

A) We will verify the details and update you.

NA) Check with MNT team, and reshare the quote if anything wrong. If everything is fine talk to tenant and understand about the dispute and clear it.

6. I have approved the quote but still I have not received the deposit amount?

A) Apologies for the inconvenience caused. We will check and process the refund at the earliest.

NA) Check if MNT team has completed process and ask the tenant to submit the below details.


    1) Latest electricity bill paid receipt along with BESCOM ID

    2) Latest maintenance fee paid receipt

    3) Move out fee paid receipt

   4) Bank account details.

   5) Water Bill paid receipt (If applicable)

   6) Gail gas payment receipt (If applicable)

After submission this details from the tenant forward this details to accounts and add a tracker to accounts team as mentioned in 1st answer.

7. Why are you holding utility charges of 10k? when will you refund that amount?

A) 10k is for the utility bills which needs to be paid until your stay. Once the bills generated we will verify and refund the balance amount.

8. I have moved to the property just  3 months back and painting condition is really good, why should I pay for painting charges?


9.During my move-in, I have not received the property with fresh painting, now why should I pay for the same?

A)

10. I vacated the property early, so I will pay the rent only till when I stayed.

A) Sorry, the rent will be charged as per the notice period.

11. Due to some issues, I want to continue with the property and cancel my vacate notice?

A) Sorry, the property is already blocked by other tenant we will not be able to cancel your vacate notice ( or If the property is not blocked inform tenants as , Sure we will cancel your vacate notice but the rent will be revised as per the current market prices)

NA) If you need to cancel the notice update in Zoho Exit status as Exit Cancelled.

12. We are planning to vacate by month end, can you please send your executive prior to one week to asses the work required to be done?

A)Sorry, we can do the inspection only when you vacate and handover the keys to us.

13. If I found any tenant who can move-in early, can you charge me the rent till the date when I handover the keys?

A) We can charge the rent till the date new tenant move-in. And also you will receive a referral benefit as well.

Applicable for Vacating tenants only
Referring Tenant: gets 10% cashback on last month's rent (upto Rs. 3000)

Referred Tenant: gets 5% cashback on last month's rent (upto Rs. 1500)


Terms & Conditions sent to tenant:

Cashback is payable when the tenant signs the Rental Agreement and pays the first month rent and deposit. The tenant must complete the regular verification process to be accepted as a PropertyAngel tenant. Tenant's are accepted at the company's discretion only, and such decision is final.


14. I am vacating the property in Sunday evening 8PM. Can you send your executive at the time to collect the keys?

A)

15. If I want to refer my friend for same property, how much rent are you quoting?

A) The rent will be revised based on current market prices, we will update you on the same.

NA) Check with TAC team on new rent and update to tenants.

16. I will handover the keys and you can complete the inspection on said date, but can I keep my one bag in property and I will take it when I come back to Bangalore?

A) Sorry, we will not be able to take the responsible for your bag and also the rent will be charged until you fully remove your luggage from property.

17. I am waiting for the utility bills refund?

A) We will verify if the bills got generated or no and arrange for the refund.

NA) Check with accounts team and arrange for the refund and update to tenants on the status.


Owner:


1) How much should I transfer the deposit amount and by when?

A) Please transfer the full deposit which we have transferred to you within the tenant vacate date.

NA) You can check in all customer statements in zoho, Under "CB:CD" what ever the balance is showing is the deposit which we have transferred to owner. So you can ask the owner to transfer it to us. If owner asks any details of holding amount check with accounts team and respond.

2) I am not happy with the tenant maintenance of the property, issue the vacate notice?

A) Sure, we will talk to tenant and issue the notice.

NA) Find out how tenant maintained the property by just accessing the photos under Six month inspection and talk to tenant and give the feedback. If required serve the notice period as per owners request.

3) I am receiving complaints from the association about tenants, issue the vacate notice immediately?

A)Sure, we will talk to tenant and issue the notice. 

NA) Talk to tenants and give the warning and inform about owners opinion. Based on tenant response talk to owner again and if required serve the notice to tenants.

4) What is the process of tenant deposit refund?

A) We will verify all the damaged and works required to be done and hold that amount and also the if any rent or bills pending and remaining amount we will transfer to tenants.

5) Tenant needs to pay this quarter maintenance, please adjust in deposit amount?

A) Sure, we will adjust in the deposit amount.

NA)Inform the accounts team about the adjustment details.

6) What are the works tenant agreed to pay?

A) Find the below work details which are approved by tenant ( Attach the exit bill)
