A) After move-in, we would request you to get this done from your end.

7. Seepage is occurred in many walls, please resolve it soon?

NA) After receiving the pictures share it with owner for the approval and keep tenant updated on the same. And once owner approved update the adjustments in Monthly rent reports.

11. Sofa and dining table is damaged, please send vendor to fix it and who suppose to bear the charges for the same?

12. In my area power cut is very often.  Can you ask the owner to arrange for the Invertor.

A) We will check with owner and if he approves we will arrange for the same.

NA) Send the request to owner, if owner agrees arrange for the quote and get it done. If not inform the tenant as owner did not agree.

13.Why the owner is delaying the work, please connect with owner so we can discuss directly and get an approval.

A) Apologies for the inconvenience caused, since we are already in touch with him we will try to convince him and get the approval. If still not happens we will take the owner permission and take you on conference call.

14. Your vendor came and done the grouting but painting not yet done?

19.There is no water from morning, please send your vendor urgently to check the motor issue?

20. No power because of the non payment of bescom bill, need immediate assistance on the same?

21. Tube lights are not working from the day of the move-in. Get it fixed at the earliest?

A) Usually it will not be done, but we will check with owner and update you.

24. One full cupboard is with owner stuff, please get it removed?

A) We will check with owner on the same, if owner is ready to move-in we will update you.

Owner:

1. Reverify the quote once, same works done even last year and I 1 have paid the amount?

A) Apologies for the inconvenience caused, we will verify the previous quotes and resend the revised quote at the earliest.

NA) Check with MNT team and reverify the quotes and reshare it with owner.

2. Washing machine display issue, should be taken care by the tenants, right?

A) No, it needs to be taken care by the property owner's. It usually happens because of the age of the products. If it is a physical damage, then it needs to be taken care by the tenants. 

3. Why all the issues you are bringing it to me, minor issues should be taken care by the tenants right?

A) We usually verify all the issues and put it across to the tenants and the owners. In this case the tenants were moved into the property very recently and they have just started using the property. Any minor and major issues will be borne by the owner.

4. ACCL unit replacement should be taken care by the tenants, because of the over voltage it could have gone.

A) It is an automatic change over switch, and it is a power transmission device, whenever the DG starts with the high voltage is might get damage and it needs to be borne by the property owners. 

5. Seepage are you providing any warranty?

A) Yes, we will be providing the warranty for the seepage works, we usually provide 2 years of warranties. 

6. I saw 6 months report and understood, there is a leakage, arrange for the quote immediately?

A) Yes, we can send the vendor and get the quote within 24 hours. 

NA) Add a tracker to MNT team to arrange vendor to get the quote.

7. I have requested for the leakage quote 10 days back, till now no response. 

A) My sincere apologies for the inconvenience, we have arranged another vendor today and get the quote within 24 hours. 

NA) Follow up with MNT team until quote receive. 

8. I could see Tube light is charged to tenant who is moving out, but you are charging me for the same again why?

A) Actually, there are 2 different places where the tube lights are not working, in that we have charged one to the tenant because it was damaged by them and the other one is due to aging factor the tube light is not working; hence we have charged it to you.
9. Your vendor has done the seepage 3 months back and its started again, please get it fixed?

A) We will send our vendor and check the seepage issues, if it is re-occurred in the same place, we will rectify it in a free of costs. If it is a newly occurred issue, then the owner needs to be pay for it. 

10. Your vendor has installed kitchen cabinets 4 months back and the property is vacant from the time, but when we saw recently all got broken. Get it replaced and handover the property to me?

A) We will send our vendor and check the kitchen cabinets, if there are any issues in the work completed areas, we will rectify and handover the property to you. 

NA) Send vendor and our executive and verify the details and take the necessary action based on the vendor feedback. And update the status to owner as well.

11. Within how many days the work can be completed?
A) If it is a minor issues, we will complete the works in 3 days, if it is a major issue, we will complete the works in 7 days. 

12. Will you adjust the maintenance bill amount from the monthly rent?

A) Yes, we will adjust the maintenance bill amount towards the monthly rents. 

13. Why should I pay 10% coordination fee, when i am already paying monthly management fee?
A) The monthly management fee is different the vendor co-ordination fee is different. All our vendors are third party vendors, we usually collect the co-ordination fee from the owner's for getting the quotes from the certified vendors and doing the quality check once the works are completed. If any issues arise even after the work completes and if it is in the warranty period, we will co-ordinate with the vendors and get it rectified. 

14. Association started taking Gail gas application, can you help me with the same for my apartment?

A) Sure, we will definitely help you to activate the Gail gas for your apartment, Kindly share all the requested documents to us, we will follow up with them and get back to you at the earliest. 

15.I could see from 6 months report that, tenant did not maintain the property well. Inform the tenants to keep the property in good condition otherwise we need to take a call to make them vacate?
A) We will speak to the tenants and inform them to get the property cleaned on the regular basis. Also, we will be giving a formal warning to them, and if this repeats again, we will initiate an immediate vacate notice.

16. Tenants has posted lot of wall posters in house, ask them to remove it and use the house properly?

A) We will inform the tenants to remove all the posters from the walls. Anyway, our tenants are paying for the wall painting at the time of their exit. We will get the property back in the same conditions. 

17. My tenant reported the issue to Property Angel 10 days back, but no one has contacted me till now about the same?

A) We have informed our tenants to raise a TMI in their dashboard. We have changed our process once the tenants have raised a TMI, we can be able to assign a vendor to check the issues. 

NA) Call the tenants and ask them to add their issues in Portal.

18. I understood from neighbors that leakage is happening from our Bathroom to below floor people house. Please check and arrange for the rectification of the issue?
A) We have sent our vendor and checked the issues on your property, and the bathroom tiles grunting is required in both of your bathrooms. We have shared the quote for the rectification. Kindly check and approve the quote, so that we can send our vendor and rectify the issues. 

20. Your quotation is too high for the geyser; I could get online for very less price?

A) We completely agree to your point, online sellers are giving a lot of discounts to sell their products, but the local shop keeper will not give the discounts. 

21. Why should I pay labor charges of Rs.800 for simple 2 plumbing works?

A) The quote which we had given for 2 different plumbing works, he has to go the shop and procure the materials and go the property and fix it. Hence the vendor the complete day has gone. Also, the labor charges for the day are Rs.1200, but we have quoted only for Rs.800 

22.You have sent me two bills for Plumbing work separately and you have charged two times for labor charge also, why is that?
A) There are 2 bills which we have sent it to you, there are 2 days of works are required in the property, so we have charged 2 days of labor charges in 2 bills

23.  What was the reason for leakage?

A) There are 2 possibilities for the water leakage in the taps and flushes, the one is the internal components are corroded due to the hard water problems, and the other one is aging factors. 

24. I have approved the work and paid the amount, but till now work is not completed?

A) My sincere apologies for the inconvenience, we have checked with our vendor and understood, there are few parts flush cistern sets are available in the market, hence the works are slightly delayed, we have ordered the parts in online, and it will be delivered in a day or two, post that we will share all the works completed pictures in the other email thread. 

25. Ask the tenant to servicing the washing machine and share the receipts.

A) We will inform the tenants and get the washing machine serviced and asked them to share the receipts for the same. 

26. I want to set up the meter connection on my name, help me with the process?

A) We will definitely help you with this, we will check with the BESCOM agents and let you know the required documents to change the meter connection. 

NA) Inform MNT team to coordiante with BESCOM vendor on this and keep owner updated on the same.
