Tenant:


1. I want to move-in early, is it possible?

A) Will verify the property condition and based on that we can update you.

NA) Check with maintenance team  and understand when will be the property ready and inform the tenants accordingly.

2. I want to move-in after 10 days from my actual move-in date?

A) Yes, you can move-in after 10 days, but the rent will be charged  from actual move-in date.

3. Will the property ready on said date?

A) Yes, it will be ready. We will give the property in tenantable condition.

4. I forgot to add the request when I pay the token, I want Pigeon net to be installed?

A) We will seek the owners approval, if they are ok we can install it.

NA) Check with owner and share the quote, if owner agrees get it installed if not inform the tenant owner did not agree.

5. Will you do the Pest control before my move-in?

A) Not always, we need to take owner approval for the same if needed.

6. I will pay the amount only when I see the property and feel everything is good condition?

A) Okay, we will let you know once all the works are completed, post that you can visit the property check the conditions.

7. What happens If I pay the all the amount now and if the property is not ready as said date?

A) As promised earlier, we will hand over the property in the said date. if there are any changes, we will keep you informed before itself. 

8. Why should I pay orientation fee to you? What is the breakup the services you are providing for that payment?

A) 

9. Why two months service notice, outside it is only one month?

A)

10. Though I collect the keys on 10th I will move-in to the property on 15th, so 7 days for maintenance work updates, will you calculate from 15th or 10th?

A) We will be calculating from 10th only.

11. If I found any issues at the time of move-in, by when can you fix those issues?

A) If it is a minor issue, we will inform our vendor to fix it then and there, if any major issues and any approvals are required, we will share the quote with the owner and post owner's approval, we will fix it at the earliest. 

12. On Whose name I should file the TDS?

A) You need to File the TDS on Owners name.

13.Currently we are two members, can we add one more member after 2 months?

A) We will check with our management and update you.

NA) For each Bedroom we can max give for 2 people, so first verify the BHK and no of people staying. If we have any portion to add person you can send the details to tenant as per Amendment process which mentioned in CST training document.

14.What are the association move-in formalities?

A) At the time of your move in, along with you our executive will be visiting the association office and completing their formalities by filling up the move in forms, submitting rental agreement, ID proofs. Once all the these are submitted then they will be giving the access for my gate application and then they will allow you to shift your belongings. 

15. Is Power backup available?

A) Check the details and update to tenant.

16. If I need to install like AC, do I need to your approval?

A) Yes, we need to take  permission for the same. Send an email to customer-support@propertyangel.in for the same, so we will check and respond.

17. Rent is inclusive means, is any increases in middle of the agreement it is not my responsible right?

A) Yes, Inclusive maintenance means, irrespective of increase in maintenance, you will be paying fixed rent amount.

18. Pest control very much needed to the property, otherwise we cant take it?

A) We will check with our management and update you.

19. How much will you charge for the painting when i vacate?

A) We have a standard rate for the wall painting and deep cleaning, I have attached the pricelists for your references. Based on the property size and brand, you can check the charges. 

20. Usually in Bangalore one month rent will deduct at the time of vacation, why don't you follow the same?

A) We will not follow the one-month month deduction for the painting and cleaning charges, based on the inspection at the time of your vacation, we will share the detailed quote for all the damages including painting and cleaning. 

21. Why the coordination fee of 10% I should pay to you. Its owner responsibility right?

A) Sorry, balcony painting will not be allowed to our vendors. This has to be done by only Association. (For Gated communities)

24. In Painting exterior walls will be covered?

A) No, We only do the interior wall paints.

A) Based on the severity of the issues, we will consider and give the approvals to conduct the works from your end. But we need the proper bills, and the work completion pictures for the completed works. 

28. Who will pay the BESCOM bill for the first month of move-in. Because I am moving in from middle of the month?

A) You can pay and deduct in monthly rent by calculating on pro rata basis from your move-in date.
