Tenant:


1. When is my Renewal is due?

 A) In Zoho Creator under Tenant Contract, search by respective Property ID and update the customer by inspecting the latest rental agreement expiry date.

2. Why the rent is increased by more than 5%?

A) Based on the ongoing Market trends there has been a tremendous hike for the rented properties and moreover during the Pandemic situation the rents were charged considering the situation. 


3. Can we make same rent for next 2 years? 

A) We will check with our Management and update you on the same.

NA) send request to owner for the same. If owner agrees convey the same and update in tenant contracts of lease end date accordingly and get the agreement signed.

If owner does not agree, convey the same to tenant and make the normal contract with 11 months.

4. No maintenance work done then why should I pay increment?

A) The rent is being paid for property occupancy, meanwhile we are working tirelessly to get the possible MNT works conducted in the property. Requesting you to acknowledge and renew the  

5. Can you extend the contract only for 2 or 3 months?

A)  We have to do the agreement for 11 months, but if you have any plans for vacating you can serve the notice as per the agreement.

6. I am not ok with increased rent?

A) The rent has been proposed as per the market price currently. Please let us know your expectation so we can check with owner and keep you posted.

NA) Based on tenant proposal check if tenant  request is near to market price then talk to owner and convince and inform tenant.

If tenant request is very less than the market price inform the tenant we can try for the best negotiation and  explain the owner about what is market price and what is the tenant expectation and let him tell his thoughts.

Based on owners response you can convey to tenant.

7. Can I add one more person in my agreement?

A) We will check with our management and update you.

NA) For each Bedroom we can max give for 2 people, so first verify the BHK and no of people staying. If we have any portion to add person you can send the details to tenant as per Amendment process which mentioned in CST training document.

8. Why are you updating Security Deposit is payable in Clause no 6 when I already paid?

A)

9. I want Fixed increment mentioned in agreement?

A) Standard increment is 5%, but if any changes in market conditions, we have to abide the same. Thank you for your understanding.

10. Is all the facilities included in maintenance amount?

 A) Verify with association and update to tenant.

11. I want only 1 month termination notice?

A) We will check with our management and update you.

12. Why should I pay coordination charges as per Clause no 6?

A) The coordination charges which we are taking is to get the work done on behalf of you. Because after work completion if any issue in quality of the work we will talk to the vendor who done the work and ensure again he completes the work.

13. Should  I need to file TDS as per clause no 7?

14. Who will pay Corpus fund?

A) Corpus fund is owners responsibility.  

NA) Send the request to owner about corpus fund, and once owner confirms the receipt of the payment update to tenant.

15. What happens if I don't renew the agreement prior 1 month?

A) The increased rent will fall in place from your renewal date.

16. Can I pay old rent while I am in notice period without signing the renewal agreement?

A) We are really sorry, the renewal rent has to be paid from the date of renewal agreement starts.

17. Will you pay interest if you do not refund the Deposit amount within 7 days?

A)

18. Why should I pay overstay charges as per clause no 20 and 25. It is your responsibility to intimate prior and complete the renewal?

19. I am following up with you for the renewal but you did not give the update at right time, so why should I serve the notice period?

A)

20. Can you make the agreement from Amendment agreement date to further 11 months? 

A) Sorry, the Amendment agreement will be end till the current lease end date.

21. I have verified the marketing price in same society, what you are quoting is more than 20% of market price. Why is it like this, can I connect to direct owner?

A) We will reverify once again and update you.

NA) Check with the marketing team about the market price and if tenant is correct discuss with owner about the same and update to tenant.


If market price is correct what we have quoted then inform the tenants to that this is the market price is going as of now.




Owner:

1. I want to increase the rent as per the Market price?

A) Yes, please let us know your expectations on renewal rent.

NA) After owners response, check the market price and see if owner expected rent is matching to the market price inform the tenants about the same. 

                                                            (Or)

If Owner is expecting more then, try to make him understand that about the right market price and if he needs based on his expectation  then tenant might vacate the property.

If owner is stubborn, involve the TL or Manager to discuss with owner.

2. When is tenant is going to sign the agreement.

A) Prior to two months we will send the notification to tenant about the renewal and start discussion to provide the approval and ensure we get it signed prior to agreement expiry date.

3. Agreement expired but still tenant has not signed the agreement?

A) Apologies, we will follow up and get it signed at the earliest.

NA) Check the reason why renewal is not done on time and explain the reason to owner and give the confidence that we will get it signed at the earliest.

4. Will the tenant pay arrears of the rent if he is signing the agreement after 1 month of renewal expiry?

A) Yes, we will collect the arrears amount from the tenants.

5. If tenant is not going to pay rent as per market price, terminate the tenant?

A)  We will talk to tenant and take the necessary step as per your update.

NA) Check with tenant and try to negotiate by giving the offer as mentioned in CST training guide and if still not happening discuss with Manager and take the further step.

6. Currently rent is Inclusive of maintenance and in renewal, I want make the agreement exclusive of the maintenance and tenant pays the maintenance to association directly?

A) Yes, we can do that, please let us know your expected rent and what is the current maintenance amount to discuss with tenant.

NA) Once the owner updates about the break up details, propose the same with tenant and complete the renewal.

7. The Bachelor tenants are making an issue to the neighbors, hence lets add penalty clause to the agreement, if they repeat the same issue again?

A) Sure, we can add the same in agreement. ( Clause need to be framed)

8. I have paid the association payment for whole year at a time. Hence ask the tenant to pay the maintenance to me separately?

A) Sure, please share the break up details monthly wise and receipt if you have on the same to share it with tenant.

NA) After receiving the details from the owner, update to tenant.

9. Since the  market price is increased, I want to make the increment in middle of the contract? What is the procedure for this?

A) We will propose with the tenant and update you.

NA) Talk to tenant and see if they can agree. If they agree update to owner and change the agreement accordingly.

If tenant does not agree, then convey the same to owner and try to convince that we will start the rent as per the market price at the time of renewal.

10. Since we are making rent to inclusive, I want the management fee to be charged only on rent not on maintenance

A) We are really sorry, our system does not take with that feature. The management fee will be calculated based on the amount we receive from the tenants.

11. I understand agreement is 5% increment but association has increased maintenance of 1500/- per quarter suddenly, hence, increase another 500 per month along with 5% increment?

A) Sure, we will propose the same with tenant and keep you posted. 

NA) Talk to tenant and see if they can agree. If they agree update to owner and change the agreement accordingly.

If tenant does not agree, then convey the same to owner and try to convince that we will start the rent as per the market price at the time of renewal.

12. Last year only 2 people were staying but this time 3 people are staying, hence increase the rent accordingly

A) Sure, please let us know your expectations to talk to tenants about the same.

NA) After owner updates, talk to tenant and if tenant agrees process the renewal accordingly.

13. if we terminate the current tenant since he is not paying the increased rent, how soon can you find new tenant and with what rent?

A) Give us 2 days time to verify with our marketing team and update you on the same.

NA) Talk to marketing team and update the details to owner.

16. Since we are giving the same rent for this year, I want to add 10% escalation to next year renewal?

A) We will propose the same with tenant and update you.

NA) Talk to tenant and see if he agrees for the same update the contracts accordingly . If tenant does not agree inform the owner accordingly.

17. I can agree for same rent another 6 months, post that rent to be increased by 5%. Can you add the same in agreement?

A) Yes, we will add the same in agreement (Clause need to be framed)

18.
